What Happens When Our Plumber Arrives
- 1
Check the supply before the appliance
No hot water is as often an electrical or gas supply problem as a heater fault: a tripped circuit, a contactor that never switched to the off-peak rate, an empty gas meter. Those are quick to test and there is no point diagnosing a tank that is not being told to heat.
- 2
Decide whether it is repair or replacement
A thermostat, a heating element and a sacrificial anode are replaceable. A tank that has corroded through is not, and putting parts into one is spending money on an appliance that will fail again shortly. We tell you which of the two you have.
- 3
Deal with the scale
On a Paris cumulus, scale on the element is the normal cause of slow heating, of the tank running out sooner than it used to, and of the rumbling noise. Descaling and replacing the element restores capacity that owners often assume is permanently lost.
- 4
Check the safety group
The groupe de sécurité on the cold feed is required, and a small drip from it while the tank heats is normal expansion. A constant flow is not, and a seized one is a genuine hazard, so it gets checked whatever we were called for.
Water Heaters in Paris Flats
The electric storage tank, the cumulus, is the default in Paris flats, usually sitting in a cupboard, over the bath, or in a hallway recess with barely enough clearance to open it. That last point matters more than it sounds: where the tank cannot be withdrawn far enough to remove the element, the work takes longer and occasionally the tank has to come off the wall first.
Hard water shortens their lives here. Scale coats the element, insulating it from the water so it works harder for less heat, and it accumulates as sludge in the base of the tank. A cumulus that used to give two showers and now gives one is usually scaled rather than undersized.
Gas water heaters, the chauffe-eau or chaudière, are still common in older flats and bring their own constraint: the flue and the ventilation of the room they sit in are regulated, and a gas appliance in an unventilated room is not something to work around. Where we find that, we say so rather than simply restoring hot water.
Call us straight away if
- Water is leaking from the body of the tank rather than dripping from the safety group
- There is a smell of gas anywhere near a gas appliance, in which case ventilate, touch no switches and call the gas emergency number first
- The tank is making a loud knocking noise and water is discharging continuously
- You have no hot water at all in a property you are letting to guests tonight
It can wait for a booked slot if
- Hot water runs out sooner than it used to but still arrives
- The safety group drips only while the tank is heating
- Water is hot but takes a long time to reach the tap
What Decides the Price
The flat 35 EUR call-out and diagnostic applies and comes off the invoice if you accept the quote.
A thermostat, an element or a safety group is at the lower end of the range.
Descaling with element replacement sits in the middle; a full tank replacement, including removing the old one from the flat, is at the top.

Frequently Asked Questions
No hot water at all. What should I check before calling?
Check the consumer unit for a tripped breaker on the water-heater circuit, and if the flat is on an off-peak tariff, check that the contactor is not left in forced-off. On a gas appliance, confirm other gas appliances still work. If all of that is fine, the fault is in the heater and worth a call-out.
The hot water runs out much faster than it used to. Is the tank too small?
Usually it is scale rather than size. Limescale coats the heating element and settles in the base of the tank, which both insulates the element and takes up volume that used to hold water. Descaling and replacing the element commonly restores most of the original capacity, and it costs a fraction of a replacement.
There is water dripping from a valve under the tank. Is that a fault?
A small drip from the safety group while the tank is heating is normal: the water expands as it warms and the valve releases the excess. A continuous flow when the tank is not heating is not normal and means the group needs replacing. Water coming from the body of the tank itself is different again and usually means the tank has corroded through.
Is it worth repairing an old tank or should I replace it?
It depends on where the failure is. Thermostats, elements and safety groups are consumables and worth replacing at almost any age. A tank whose steel has corroded through is not repairable, and fitting parts to it postpones a replacement by months rather than years. We tell you which of the two you are looking at before you decide.
How long does a replacement take?
Most of a working day for a straightforward swap. The variable in Paris is access: getting the old tank out of a cupboard, down a narrow staircase and out of the building often takes longer than the plumbing, which is why we ask about the floor and the lift when we quote.
