What Happens When Our Plumber Arrives

    Stop the water before anything else

    The first job is isolating the supply. In a Paris apartment that usually means the valve under the sink or behind the toilet; if the leak is upstream of those, we go to the flat's main stopcock, often in a cupboard by the entrance door or under the kitchen sink. If the building has a shared riser and the shut-off is in the cellar or the stairwell, we need the concierge or a co-owner with the key, so tell us on the phone if you know where it is.

What Makes an Emergency Different in a Paris Building

Most central Paris flats sit above other flats. A leak that would be an inconvenience in a house becomes three households' problem here within the hour, which is why the priority on arrival is always isolation rather than repair. It is also why we ask on the phone whether water is already coming through a ceiling below: that changes who we need to reach and how fast.

The building stock works against you. Haussmannian blocks run cast-iron waste stacks that are frequently over a century old, and many flats still have short runs of lead pipe left in place behind later copper. Renovations have layered PVC and multilayer pipe on top of both. A failure at one of those junctions is the single most common emergency we attend, and it is why guessing the repair over the phone is not something we do.

Access is the other half of the delay. Digicode, then a courtyard, then a staircase with no lift, then a landing door nobody can open because the guest has the only key. Our arrival estimate assumes we get through all of that, so when you call, have the door code ready and tell us the floor.

I cannot find the stopcock. What do I do while I wait?

Look for a valve under the sink, behind the toilet, or on the pipe entering the water heater, and close the nearest one upstream of the leak. If there is none, put a bucket under the leak, move anything electrical out of the way, and switch off the circuit for that room at the consumer unit if water is anywhere near a socket or light fitting. Tell us on the phone that you could not isolate it, so we come prepared to work on a live leak.

Water is coming through my ceiling from the flat above. Who do I call?

Ring the neighbour first, because the shut-off that matters is in their flat, not yours. If nobody answers, call the building's syndic or the concierge, since they can authorise access. We can attend and stop the damage on your side, but we cannot enter a flat without the occupier's or the syndic's agreement.

Will you repair it on the first visit?

Usually, for the failures we see most: flexible hoses, valves, joints and traps are on the van. When the permanent fix needs a specific part, we make the installation safe and watertight on the first visit and return with the part, so you are not left without water in the meantime.

Do I need a report for my insurance?
