What Happens When Our Plumber Arrives
- 1
Establish that it is a leak at all
Damp on a wall is not proof of a leak. Condensation on a cold riser, a failed shower seal letting water past the tiles, and rain tracking in from a facade joint all produce the same stain. We rule those out first, because none of them is fixed by opening a pipe.
- 2
Narrow it down without opening anything
We isolate sections of the installation and watch the meter, use acoustic listening on pressurised pipework, and check surface temperature to trace a hot-water run. The point of all of it is to avoid taking down a wall to look.
- 3
Show you where it is before we cut
You see the location we have identified and why, and the quote covers opening up, repairing and closing again. Nothing gets opened on a hunch.
- 4
Document it for the claim
Hidden leaks are usually discovered because of a water bill or a neighbour's ceiling, and both end up in front of an insurer. You get photographs and a written description of the source and the repair.
Why Hidden Leaks Are Hard to Find in Paris Flats
Pipework in central Paris is rarely one material laid in one go. A single flat can carry lead from the original installation, copper from a post-war refit, and PER or multilayer from a recent renovation, with the joins between them buried in walls and floors. Those transitions are where hidden leaks start, and they are exactly the points nobody has a plan of.
Screed floors and tiled bathrooms hide the evidence for a long time. Water from a pinhole in a heating or hot-water run under a screed can travel several metres before it appears, which is why the damp patch is so often nowhere near the failure. That distance is the reason non-invasive detection is worth doing properly rather than opening the wall under the stain.
In a block of flats the question of whose pipe it is matters as much as where it is. A leak on a shared riser is the copropriété's responsibility; a leak on the branch inside your flat is yours. We identify which side of that line the failure sits on, because it decides who pays.
Call us straight away if
- A neighbour below reports a stain that is growing
- Your water meter turns with every tap in the flat closed
- A damp patch is spreading measurably day to day
- Paint or plaster is blistering and the wall is cold to the touch
It can wait for a booked slot if
- A stain has been the same size for months and the meter is still
- Damp appears only after a shower and dries within a day, which points at sealing rather than a pipe
What Decides the Price
The 35 EUR call-out and diagnostic is what you pay to have someone look; it is deducted if you accept the quote for the work.
Detection costs more when the run is long, buried under screed, or shared with a neighbouring flat that has to be accessed as well.
Repair is quoted separately once we know what we are opening, because chasing out a wall and making good is most of the cost on this kind of job.

Frequently Asked Questions
How do I tell whether I actually have a hidden leak?
Close every tap and appliance in the flat, then look at the water meter. If the dial still creeps, water is going somewhere it should not. If the meter is completely still and you still have damp, the cause is more likely a failed seal, condensation on a cold pipe, or water coming in from outside, none of which is a leak in the plumbing.
Will you have to break the wall to find it?
That is what the detection is for. We isolate sections, listen on the pressurised pipework and check temperature along hot runs to narrow the source before anything is opened. Opening up is then a targeted cut at a located point, quoted in advance, rather than exploratory demolition.
The damp patch is in my flat but the leak might be my neighbour's. What happens?
We establish which installation the water is coming from, because that decides responsibility: a shared riser is the copropriété's, a branch inside a flat belongs to that flat. We can only work inside a neighbour's flat with their agreement, so if the source is on their side, our report is what you and the syndic act on.
My water bill jumped but I cannot see anything. Is that worth a call-out?
Yes, and the meter test above is the reason. A leak large enough to show on a bill is large enough to be doing damage out of sight, and in a Paris building that damage is usually accumulating in a floor or a party wall. Finding it early is considerably cheaper than finding it when it reaches the flat below.
Does my insurance cover a hidden leak?
French home insurance commonly covers the resulting water damage under dégât des eaux, while the repair of the failed pipe itself is often treated separately. Your policy decides. What we can do is give you a written description of the source, the date and the repair, which is the evidence an insurer asks for.
