Burst Pipe in Paris: A Step-by-Step Emergency Guide

The First 10 Minutes Matter Most

A burst pipe in a Paris apartment can release hundreds of liters of water per hour. The actions you take in the first 10 minutes determine whether you face a minor inconvenience or a major disaster costing thousands of euros. Here is exactly what to do, in order.

Step 1: Shut Off the Water Immediately

Find and close the main shut-off valve in your apartment. It is usually under the kitchen sink — a small lever or wheel on the main pipe. Turn it clockwise. If you cannot find it or it does not work, go to the building basement and close the valve at your water meter. Every second counts.

Step 2: Turn Off Electricity Near the Leak

If water is anywhere near electrical outlets, light fixtures, or appliances, go to your electrical panel (tableau electrique) and switch off the circuit breaker for the affected area. If water is pouring through the ceiling near light fixtures, switch off the main breaker (disjoncteur general). Water and electricity together are lethal.

Step 3: Contain the Water

Place buckets, pots, towels — anything you have — under the leak. If water is flowing across the floor, use towels to create barriers protecting wooden floors and furniture. Open a window if the weather permits to help dry the area. Move electronics and valuables away from the water.

Step 4: Document Everything for Insurance

Take photos and videos of the damage before you start cleaning up. Document the source of the leak, the spread of water, and any damaged belongings. French home insurance (assurance habitation) covers water damage, but you need evidence. Note the date and time. This documentation will make your insurance claim significantly faster.

Step 5: Call a Plumber

Call an English-speaking plumber who can respond quickly. Explain the situation clearly: what happened, whether you managed to shut off the water, and the extent of the damage. A professional plumber will assess the burst, make the repair, and provide documentation you need for your insurance claim.

Warn Your Neighbors

In a Parisian apartment building, water travels downward. If the leak is significant, knock on the door of the apartment below yours immediately. They may already have water coming through their ceiling. In France, you are legally responsible for damage caused to neighbors by water originating from your apartment — but your assurance habitation covers this.

Filing Your Insurance Claim

You must declare the damage to your insurer within 5 working days (this is the legal deadline in France). Send a registered letter (lettre recommandee avec accuse de reception) describing the incident. Your plumber should provide a detailed report (constat) that you include with your claim. If the damage affects neighbors, all parties must fill out a "constat amiable de degat des eaux" — a standard form available from any insurer.
